Pacific Listings is your partner in every step of the leasing process. We do not charge any additional fees. We custom tailor our approach for each individual client. Commonly we market the unit, field all phone and e-mail correspondence from tenants, arrange physical viewings of the vacancies, walk tenants through the application process, collect complete applications, run credit checks, verify income and employment, submit full application packages to the owner or property management company, assist with the lease, collect the cashier’s check for move-in from the tenant and give it to the property owner, and even deliver keys to the new tenants. Some of our clients prefer to run applicants’ credit checks themselves or personally show a vacancy to each prospective tenant who wishes to view. We understand that each client has individual preferences, and we tailor our services to satisfy the preferences of each of our valuable clients.
It is very common for our clients to outsource almost all of the responsibility to Pacific Listings. In most cases, our clients simply let us know the price of the unit, some vital statistics, and we take it from there. We get to work right away and contact the client once we have a full application for their review. In most instances, we check the tenants’ credit, verify income and employment, check rental history, check to make sure that the tenant is a good fit for the unit, and once a complete package has been assembled it is sent to the owner for review. We do not make the final decision. We can advise our clients, but ultimately the client approves or disapproves the applicant(s) based on their review of the package we send and a discussion with us. Over time we learn our clients’ preferences, and this makes us even better at matching the right tenant with the right vacancy.
